How do I get started?

Call or WhatsApp us. We’ll schedule a free consultation, visit your property, and give you a transparent proposal. No commitments until you’re satisfied.

What areas do you cover?

All of Greater Hyderabad – Gachibowli, HITEC City, Kondapur, Kukatpally, Banjara Hills, Sainikpuri, Kompally, LB Nagar, and 20+ more localities including all AWHO colonies and Cantonment areas.

Is there a minimum contract period?

We recommend 6 months for best results, but there’s no lock-in. You can discontinue with 30 days’ notice.


For Property Owners

How quickly can you find a tenant?

Average 15 days. High-demand areas like Gachibowli and HITEC City often under 10 days. We list on all major portals and our own network.

How do you screen tenants?

5-point verification: Government ID, employment/income, previous landlord reference, police verification, and personal meeting. We prioritize reliable, long-term tenants.

When do I receive rent?

Rent collected by the 5th. Deposited to your account by the 7th, with a monthly statement via email and WhatsApp.

What if a tenant stops paying?

We maintain a 98% on-time collection rate. If a tenant defaults, we follow a strict escalation – reminder calls, formal notice, in-person meeting, and legal action if needed. You never confront a tenant yourself.

How do you handle maintenance?

Minor repairs (under Rs.2,000): Fixed immediately. Major repairs: Your approval first with 2-3 vendor quotes. Emergency repairs: 2-hour response, 24/7. You pay actual cost – zero markup.


For Defense Personnel

Can you manage everything remotely?

Yes – 40% of our clients are serving officers posted across India or abroad. We handle everything with zero need for you to be present.

How does the defense discount work?

Flat 30% off all fees – permanently. Applies to serving officers (all ranks), retired personnel, defense widows, and paramilitary forces. Just share your service ID or discharge book. That’s it.

Example: Standard Rs.3,000/month becomes Defense Rs.2,100/month.


For NRI Owners

Do you handle TDS compliance?

Yes. Proper TDS deduction, deposit, Form 16A certificates, and coordination with your CA. We can help obtain lower/nil TDS certificates too.

Can you work with Power of Attorney?

Absolutely. Many NRI clients use POA. We guide you through drafting, notarization, and apostille if needed.


Pricing

What are your charges?

Property Management: 5-8% of monthly rent (3.5-5.5% for defense)
Tenant Placement: 50% of one month’s rent (35% for defense)
Maintenance: Actual vendor cost – zero markup
Industry average: 15-20% management + 1-2 months placement + 20-30% maintenance markup
